Re: Guard House Entrance, by arnaud

Yeah, the transponder is really bad. Hope it can be fixed soon as it is really a shame for a condo supposed to be of high quality.

I agree with you. I've noticed the same thing.

Last time my friend cam e to pick me up, the guard opened the door even before he had to say anything ...

Pickpocket alert at The Curve - 13-03-10, by rentsontour

Beware pickpockets at The Curve...
Sat 13 March at 2.30pm: I was out shopping with my wife and we were about to step on to the escalator leading up to the cinemas; me behind and my wife in front.
Just before we stepped onto the escalator, two men barged in front of us; rude we thought but dismissed it. I was also aware that two other men has quickly jumped on behind me.
My wife took one step forward and very quickly the two men in front moved in between us. Alarm bells were ringing but I was more concerned on watching my wife and her handbag.
At the top of the escalator, one of the men in front dropped a hankerchief and made a huge effort to bend down and pick it up. The result was that all of us (two in front, me and my wife and two behind) were compressed together at the top. It was at this point that they picked my pocket.
I shoved hard to clear the top of the escalator (to prevent anyone falling, especially my wife) and within seconds the two men in front had jumped off and walked quickly away in opposite directions. Time elapsed about 40 seconds.
A few minutes later I checked my front pocket and found that all my cash was gone.

Observations: The 4 men were very co-ordinated and certainly targetted us. The man in front was Malaysian, about 35-40, 5'8" tall, stocky, clean shaven, short black hair, patterned short sleeve shirt, light trousers. The second man was Chinese looking, 45-50, 5'6" tall, short grey hair and wearing an earpiece wire (did they co-ordinate by phone?).
All of them acted quickly but nervously and not a word was spoken. They were clearly practised but due to the short time taken, did not attempt to take my wallet (in a rear button down pocket).

Lessons: If this happens to you, I suggest you stay close to your partner and perhaps the one at the rear turn to look down the escalator; they won't want to be challenged and it shields your pockets. Fortunately my wife is in the habit of keeping her handbag zipped shut and tucked under her arm. I'm convinced this minimised the loss.
Unfortunately we had just been to the ATM so lost around RM600, but this was just bad timing. I usuallly divide cash into different pockets to reduce the risk.

Summary: I'm ex UK military and pretty aware of personal security, but we were relaxed and it happend very fast in an open public place. Therefore always be very alert in close quarters situations where you are crowed together. Keep handbags shut and close to your body. Minimise the cash you carry and don't have it all in one place (my error this time).
Take care and be safe...

Re: Block C 2x fully furnished units for sale/rent, by jasonkl

Both of your selling & rent price for two 1605 units are crazy for current market.

Re: Vacant Ground Floor Units, by av

This is one of the facilities being considered. A few parents have indicated their interest in having an in house kindergarten. The management will be studying proposals to identify a suitable operator.

Re: Still worth buying?, by jacquak

Hi mytonscd,
I totally agree with u! Some people might think that we are selling the 1605sqf unit around 1.1m is too expensive, but that is still below RM700 psf ! Fully furnished!

Let's do some math here :

Unfortunately we are 2nd hand owner, we bought the unit for 790K last year April (that's the low period) . Renovation & furnishing 85k, legal fee; stamp duty, bank penalty 3% (selling); agent fee 2% (selling); property gain tax 5%; total fees about 100k, and let's be fair we got to make some decent profit say 100k.

TOTAL : about 1.075m

Compare to KiaraVille, Tiffani, Mont Kiara 10 or 11, (not mentioning "noise pollution" for these high-end condos), Ayuria is still a better choice!

Re: Still worth buying?, by mytonscd

HI ,
I Still agree that ayuria is a good buy cause the rest ot properties around m kiara is selling between RM700 to 1k psf.. the pricing is more affordable at ayuria so if u invest in it the chances for u to make a quick profit is much higher

Re: Vacant Ground Floor Units, by av

The feedback did not indicate much interest in a hair saloon. It was then decided that we shall wait for higher occupancy and get more feedback on what the residents would like to have. The management wants to have facilities that are useful to and used by the residents. Feedback in this Forum will also useful to the management.

Vacant Ground Floor Units, by themonitor

I wonder what is the management planning to do with those vacant ground floor units? More shops coming in? I remember they distributed a leaflet some time last year to collect feedback on opening hair salon, etc, when is that gonna happen?

Hi all, I'm new too! So glad that I found this forum!

Hi Jac, how big is the villa? Such a beautiful unit! I'd love to check it out, post more pictures possible? How much is the rental, if you don't mind sharing...

Security Guards, by themonitor

I noticed that our guards are not as strict nowadays. They used to check every visitor, call the respective owners. But right now, anyone could just drive in by waving to the guards (I was in my friend's car and the guard didn't even see me). This is not acceptable at all.

Re: Guard House Entrance, by themonitor

Oh my goodness, the scanner/ transponder is really bad!! It doesn't work most of the time and I don't bother trying anymore. Placing it at the opposite side from the driver seat makes it harder for us scan. Could it be re-positioned again?! In the middle of the lane, perhaps?

Re: Pets, by belissimo

And may I also add, if we have a rule which compounds the owner of the pet, perhaps we should have a compound for owners or tenants who hang their clothes out at the balcony too...

Thanks...

Re: Central Air-con, by av

When I first shifted in mine was noisy as well - not due to the compressor as well. The developer got it rectified. Something to do with the air flow being restricted. Lodge a complain with the developer.

Re: Pets, by belissimo

Hi All,

I love animals, be it DOGS or CATS or BIRDS, and i do agree that it gives anyone some joy and happiness it their life but everything as a limit...

Shocking to know there’s a Golden Retriever living in one of the units but it’s actually the owners fault, if he/she knows how to clean the dogs pooh and not let it around, control the noise then I guess its ok... Like in overseas where the owners are fine for not cleaning up after their dogs pooh, walking with plastic bags for picking up their Dog's pooh and throw them away in the bin.... Now, why can’t it work here???

I believe if anyone steps or walk into a lift with a DOG pooh... that sure upsets the person... So, let’s be fair in this matter... Having a resident’s election is not a way to go as it is against the law as mentioned and we might face further issues if everyone decides to have a dog and it makes so much noise, the whole area will stink and u will have sleepless nights.... Now, how do you suggest to handle that situation???

Residents who keep little pets, they are to be held accountable for any pooh or stink or noise their pets make....  Have a penalty or fine or something....

Be fair to all....

Thanks....

If you have forgotten about it, it’s ok but just returned it back as it does not belong to you....

Thanks....

Re: Assessment Tax, by belissimo

Hi All,

It’s based on psf, area of location and its best you speak to DBKL, as it was assessed by their officers. Which I sincerely think it’s a little bit too much...  I tried to negotiate but to no avail...

It’s correct that anyone who has 1605 pays about RM$720 for 6 mths and multiply by 2 for the whole year....  its calculated on the bill at RM$24,000 and the charge is at 6%....

Anyway, if we don’t pay they will charge us a billing fee of RM$14.00 or something....

All the best.... My suggestion is that the committee could write to DBKL on behalf of all residence and get a discount for all....

Hope to hear from you guys soon...

Central Air-con, by buggleboy

We have just moved into an apartment that has central air-con.  Ours is really noisy, not the compressor but the fan inside the apartment.  Does anyone know if anything can be done to quieten it down? Thanks

Re: Guard House Entrance, by av

An upgrade is currently in progress. Understand it will take sometime to get the parts. In the meanwhile the guards will switch off the transponder when there is lightning and raise the bar. It works ok when there is no lightning.

Have asked the management to check............
Sometimes the problem maybe with our individual cards - positioning or otherwise defective.
Did anyone else have problems yesterday?

Guard House Entrance, by seetlai

I am still having difficulty in the scanning of my card at the guard house entrance.  I know the scanner has been moved several times, but it still doesn't work 70-80% of the time, especially at the entrance.  It's not very sensitive.
I stick the card on the left of my windscreen.

Re: Pets, by jakarta50400

I have stayed in few condos around KLCC and Mont Kiara. All of them allow residents to have a small pets. I do understand some of residents don't like to have dogs, cats and etc. But I believe that more than half of residents love to have one. why don't we stage a all residents election, let us to decide if we can have a small pet or not?
